Schedule Of Tenant Fees And Charges

Yes, in addition to the Tenant fees and charges specified in the Residential Lease Agreement, the Property Rental Owner or Property Manager will assess and collect fees and charges from residents for actual operational and administrative costs incurred due to specific requests or lease non-compliance:

  1. Application Fee applies when a Resident requests an assignment of lease, sublease, or resident change of the Property, to cover the actual cost of background, credit, and reference screening: $50 per new applicant.

  2. Early Move-In Processing Fee applies when Resident(s) request it, the Property Rental Owner approves, and the Property Manager prepares and executes the required Amendment for early move-in. Resident shall pay any prorated rent and provide verified proof of the updated term of the renter's insurance policy prior to execution: $150.

  3. Unauthorized Animal Administrative Fee applies when an unauthorized animal is maintained on the property in violation of the Lease. Resident shall be charged for the actual administrative and staff time required to address the lease violation, draft notices, and coordinate compliance at a rate of $100 per hour (billed in 15-minute increments), plus an on-site visual verification inspection fee of $150 per required visit.

  4. Animal Application Fee applies when a Resident requests that a pet be added to the Lease Agreement: $20 for the first pet and $15 for each additional pet. No application fee applies for legally qualified service animals or emotional support animals (ESA). Accommodation requests for service or emotional support animals must be submitted via our designated third-party verification vendor.

  1. Document Preparation Fees apply to cover the administrative labor and operational costs for reviewing, drafting, and executing custom legal documents upon Resident request: 

    1. Resident Change Amendment Agreement to add an additional resident or authorized pet to an existing lease: $250. 

    2. Resident Change and Release Amendment Agreement to add an additional resident to the existing lease term and legally release a vacating resident: $250.

    3. New Lease Agreement & Assignment Package to prepare an entirely new lease agreement and complete a Resident Lease Assignment Agreement to remove existing residents and add new residents: $500. 

    4. Pet Addendum to add an additional authorized pet to an existing resident lease: $100. 

    5. Approved Accommodation Documentation for legally verified Service Animals and Emotional Support Animals (ESA): $0.

  2. Insurance Non-Compliance Service Fee applies if the Resident fails to provide verified proof of required renter's insurance within seven (7) days following a formal Notice to Cure. Resident shall be charged $100 per hour (billed in 15-minute increments) for the actual staff time required to monitor, follow up, and verify compliance until a valid policy showing all required coverage amounts and endorsements is received.

  3. Utility Transfer Non-Compliance Fee applies if Resident fails to transfer required utility services into their name within five (5) days following the Lease Commencement Date. Resident shall be charged $100 per hour (billed in 15-minute increments) for actual staff time spent auditing and managing the utility accounts, plus an administrative fee of $25 per business day to manage corporate utility billing until verified proof of transfer is received.

  4. Onsite Oversight and Escort Fee is charged when the Resident requests or explicitly requires the Property Manager to be physically present at the Premises to provide entry, lock-out assistance, or direct oversight of third-party vendor delivery or service during regular business hours: $100 per hour (An institutional minimum of $150 applies per trip to cover travel and mobilization).

  5. Vendor Trip Charge applies if Resident fails to keep a scheduled maintenance appointment or fails to cancel in writing at least four (4) hours prior to the scheduled appointment window with a vendor, where the Resident previously accepted the scheduled time: $200 per visit (or the actual invoice cost charged by the service provider, whichever is greater).

  6. Access Non-Compliance Fee applies if Resident fails to provide lawful property access to prospective buyers, tenants, appraisers, inspectors, or contractors after receiving proper statutory notice as outlined in the Lease Agreement, resulting in a canceled visit: $200 per occurrence to cover vendor and coordinator lost time.

  7. Health and Safety Walkthrough Surcharge applies if a Resident cancels a scheduled annual safety review with less than twenty-four (24) hours' written notice, or fails to have an adult leaseholder present to accompany staff during the 15-minute walkthrough. This charge covers the direct operational cost of the missed deployment and the administrative overhead of rescheduling the mandatory compliance check: $75.

  8. Smoke/Carbon Monoxide Alarm Damage and Replacement Fee requires the Resident to immediately notify the Property Manager, in writing, of any operational problem, malfunction, or low-battery warning regarding the smoke and carbon monoxide detectors. If a detector is found to be detached, disabled, tampered with, or physically damaged by the Resident, the Resident will be charged the actual material cost of the replacement commercial-grade device, plus standard labor rates for emergency installation.

  9. Notice Delivery Fee applies when a Resident violates the terms of the Lease and staff must physically prepare and deliver a statutory Notice to Perform Covenant or Quit, or Notice to Pay Rent or Quit: $150 for the initial notice delivered, plus $75 for each separate, simultaneous notice served during the same property visit.

  10. Non-Compliance Visual Inspection Fee applies when a Resident has been served a notice of lease violation, and staff must conduct a physical property visit to verify whether the default has been cured or remains unresolved: $150 per required compliance visit.

  11. Paper Check Processing Fee applies when a Resident opts to make a payment via paper check, cashier's check, or money order to cover manual bank deposit processing labor: $10 per check. (This fee does not apply if electronic payment systems are down, or if an electronic payment alternative is not made available free of charge).

  12. Out-of-Scope Move-Out Coordination Fee applies when a Resident vacates the premises in breach of contract or fails to complete the required move-out cleaning and repairs, thereby necessitating extraordinary management oversight. Resident shall be billed $100 per hour (billed in 15-minute increments) for the actual staff time spent getting estimates, scheduling, inspecting, and coordinating third-party restoration contractors.

  13. Locksmith and Key Remobilization Fee applies when a Resident vacates the premises and fails to return all keys, fobs, or garage remotes within 24 hours of lease expiration or physical move-out. Resident shall be charged the actual invoice cost of the locksmith to rekey locks, replace cylinders, and reprogram digital entry systems, plus staff coordination time billed at $100 per hour (minimum $150 coordination fee), and remains liable for holdover prorated rent until keys are surrendered.

  14. Early Lease Termination Expenses apply if the Resident terminates the fixed-term Lease Agreement early without statutory justification. Resident shall be responsible for actual out-of-pocket marketing expenses, advertising placement costs, and the administrative cost of showing the property and vetting prospective residents, capped at 75% of one month's rent.

  15. Lock-Out Service Fee applies when a Resident locks themselves out of the property and requests emergency on-site staff assistance. Resident is responsible for all direct locksmith vendor invoices plus staff travel and operational coordination billed at $100 per hour (minimum $150 charge per dispatch).

  16. Rental History Verification Service Fee applies when a current or former resident requests or authorizes Born Property Management to compile and review records and complete a formal Request for Verification of Rental History Form for a third-party housing provider: $50 per verified request.

  17. Occupancy and Residency Verification Fee applies when a Resident requests custom-written documentation, official letters, or completion of specialized forms to verify residency or lease status for school districts, financial institutions, or government entities: $50 per document pack.

  18. Administrative Rush Surcharge applies when a Resident requests any document template, rental verification, or administrative letter to be finalized within 24 business hours of the initial request. This fee covers the direct reallocation of staff resources to prioritize the file: $50 per request in addition to the standard processing fee.

All assessed fees must be settled within thirty (30) days of billing. Unpaid balances will be documented on the Resident ledger and, if outstanding at tenancy termination, will be deducted from the security deposit disposition in accordance with applicable state law. All fees are tied to actual operational costs and are subject to adjustment based on vendor cost fluctuations.
